WHAT'S HOT AND WHAT'S NOT IN THE MARYLAND AND NORTHERN VIRGINIA REAL ESTATE MARKET?
HOT - FORECLOSURES and SHORT SALES IN MARYLAND AND NORTHERN VIRGINIA
Foreclosures are a small but popular segment of the homes listed for sale in Maryland and Northern Virginia. Banks are offering REO properties at prices discounted for condition and can be good value for careful home buyers. Our agents will provide you with comparative home sale prices so you can reach good offering prices. Investor buyers are vigorously seeking these homes for rehabilitation and/or rental properties.
HOT - SHORT SALES are offered throughout our market in Maryland and Northern Virginia in all price ranges, home types and styles. A short sale occurs when the home owner needs to sell but owes more than current market value. Their mortgage company accepts contracts for prices less than the current owner owes. These homes can be an excellent value.
HOT - NEW HOMES from builders who have reduced their prices to offer excellent value for new home buyers. Many builders are building homes and offering quick move-in listings for buyers who don't want to build from scratch, but prefer to buy new construction. Our new home specialists will find that special home for you and you'll receive a REBATE from Homefinders.com of up to 1% of the purchase price.
HOT - NEW HOMES IN NORTHERN VIRGINIA
Builders in Fairfax, Loudoun, Prince William, Stafford, Spotsylvania and King George Counties, Virginia have reduced prices dramatically in the past year and you can benefit.
We fully expect new home prices to begin to increase in 2009. We may be wrong. What we do know is that our new home buyers have purchased homes at about 10-20% less than prices were in 2006-2007. Builders are offering generous incentives to buy NOW while they have so many lots on which to build and personnel that they need to keep busy in these slow times. Home buyers can take advantage of the slow new homes market. Contact Lenn 800-711-7988 with questions. We've been selling new homes in Maryland and Northern Virginia for over 20 years and never have I seen better bargains for new home buyers. We also REBATE 1% of the sale price of the home back to our buyer. Our way of saying THANKS!
HOT! HOT! HOT!
SHORT SALES in Maryland and Virginia are properties listed for sale by owners who are in arrears and the owner's mortgage company or bank has agreed to accept less in a payoff than the present owes. SHORT SALES in the Maryland and Northern Virginia real estate market offer excellent value for home buyers.
SHORT SALES account for approximately 15% of active listings of homes for sale and the prices for SHORT SALE listings are priced about 5-15% below the average list price for all listings. Home owner listings are often priced high in order for the present owner seller to pay off the existing mortgage balance which may have been obtained when prices were rising, 2003-2006. Since prices for homes for sale in Maryland and Northern Virginia have fallen from 20-30% since 2006, many homes that are NOT bank owned or short sales are overpriced for today's market. Homefinders.com experienced agents will help YOU find the best value offered in homes for sale.
