HOT - FORECLOSURES IN MARYLAND AND NORTHERN VIRGINIA
Banks and mortgage companies have foreclosed on a record number of properties in Maryland and Northern Virginia and these homes are for sale NOW and at priced discounted about 5-20% from market averages. Homefinders network of highly experienced agents and broker know how to negotiate good contracts for our buyers and we are dedicated to finding the best home for you at the best price possible.

HOT - NEW HOMES IN SOME VIRGINIA
Builders in Virginia have reduced prices dramatically in the past year and you can benefit.
We fully expect new home prices to be increased shortly. We may be wrong. What we do know is that our new home buyers have purchased homes at about 10-20% less than prices were in 2005-2006. Builders are offering generous incentives to buy NOW while they have so many lots on which to build and personnel that they need to keep busy in these slow times. WHAT'S NOT HOT - SHORT SALES
There are bargains to be had in for our home buyers who have the patience to deal with the banks and mortgage companies that hold the liens on homes. HOWEVER, the banks and mortgage companies do NOT have guidelines for processing SHORT SALES. Our network of experienced real estate brokers and agents have successfully listed and sold many short sales in the past year. However, the process for BUYING A SHORT SALE IN MARYLAND OR VIRGINIA is slow due to the poor processing of the bank or mortgage company that must approve the SHORT SALE. The contract of sale is between the buyer and seller. However, the mortgage company MUST approve the sale and they often take 30-120 days to make a decision. Buyers need to be aware of the possible delays and possibility that a Short Sale contract may not close. Banks can withdraw approval all the way to the day of settlement. We will help you find a home offered as a Short Sale. We know how to process the contracts. We cannot promise that the seller has a property that will close as a Short Sale. Homes listed as Short Sale may not meet the lender's guidelines for Short Sale and the lender may not have reasonable guidelines. Homefinders agents know how the system works and will do our best to protect you whether you are buying or selling.
