New Homes in Round Hill, Virginia - Loudoun County

NEW HOMES IN ROUND HILL VIRGINIA - PRE-CONSTRUCTION MEANS GOOD PRICES

The secret to a good price for new homes is - buy pre-construction - buy from floor plans and buy-before the builder gets a model open.

I love to drive up to a new construction site and see a sale trailer.  I know that the prices are going to be the best that they will probably ever be for that community.  Today I visited a new community in Round Hill, Virginia and found homes for sale that are approximately 15% below anything else in the market for the same square feet.  I’ve got to get a buyer in there before the price goes up.  While I am working with a buyer for the area, he doesn’t really want to go to the price of these homes, starting at $600,000.  BUT, the same style homewith the same square feet, lot size, style and amenities are selling for $750,000 and up.

New Homes in Loudoun County in the $475,000 to $600,000 Price Range

Homefinders.com is working with a new Loudoun County home buyer who is looking for new construction to settle some time in 2008.  Normally, buyers would want to settle as quickly as the builder can complete the house.  From time to time we have buyers who need to sell their existing home before the new one is finished and they need from 3-6 months to get the house on the market.  Once their existing home is listed and showings start, we can guage the buyer interest by the number of buyers and agents previewing. 

However, we do have folks who may moving the following for various reason, usually end of a school term and they try to push settlement back.  At the same time, they want to buy now to benefit from today’s prices which are attractive.  New home prices have started to rise again.  This could be a reflection of increased sales.  Or, it could be that the builders are experiencing the normal Spring Maryland and Virginia real estate buying season. 

I’ll report back tomorrow on homes previewed in the $475,000 to $600,000 price range in Loudoun County.  As of now, I have 14 homes to show the buyer.  Wish us luck.  Builders need sales, no question about that.  But, they always want to settle as quickly as possible.  Our goal is quite different.   But, it will be an adventure.  New construction in Loudoun County is lovely, especially if you can find a home in your price range with a view of the Catoctin Mountain Range to the North or the Blue Ridge to the West depending on where in Loudoun County the house is located.

Where are the buyers buying in this buyers market in Maryland and Virginia?

Following the caller traffic this week has produced an interesting pattern.  Since Homefinders.com covers the Maryland and Northern Virginia market completely, caller and e-mail traffic is a good guage of where buyers are looking and buying. The number 1 location for contracts in this area for the first 22 days in April is King George County, Virginia.  The buyers all purchased new inventory single family homes. 

King George is a well priced area and with the build up in military and Homeland Security activity in these areas, attractive locations for Dahlgren.  One of the buyers works in Charles County, Maryland and will live in King George, across the Potomac River.  These homes sell in the $300,000 price range.  We have a lot of activity for Stafford County, but no sales for this month.

Other activity is in Frederick County, Maryland.  Most callers are looking in the $200,000-$300,000 price range for town homes.  Other active areas are Baltimore City in lower price ranges and Baltimore County in the $250,000 price range.

Stay tuned and I’ll report on activity at the end of the money.  There are some very good buys on new homes in the under $400,000 price range.  So far, no contracts.

Real Estate Sales Statistics for Maryland and Northern Virginia March 2007

Real estate sales in Maryland and Northern Virginia for all homes sold, single family, town homes and condo homes experienced a slight increase inbuyer traffic in March 2007. Single family homes in the counties of Anne Arundel, Baltimore, Calvert, Carroll, Charles, Frederick, Harford, Howard, Montgomery, Prince George’s, St. Mary’s had an approximate 100 % increase in SOLD listings for the month of March. 3803 homes sold in these counties with an average list price of $401,849.

VIRGINIA REAL ESTATE NEWS
Sales of Single Family homes in Northern Virginia increased approximately 110% in March over February, with homes selling close to list price in Fairfax, Prince William, Stafford, Loudoun, Arlington, Alexandria and King George County. King George was particularly active with new home sales which are quite well priced compared to other areas in the Northern Virginia homes market. 2017 homes sold in these Northern Virginia counties with an average list price of $529,810.

IS THE SELLER ABLE TO CLOSE ON THE HOUSE YOU’RE BUYING??
Listing agents have a responsibility to make sure hat the seller is current with their mortgage payments.  Home owners are not alwaysanxious to share the fact that they are delinquent in their mortgage payments unless asked.  So, please ask and it is a good idea to review the most recent mortgage statement.  Agents, buyers and sellers lose a lot of time going through touring, negotiating, inspecting properties only to find out that the seller needs to bring money to the table to settle.  As more homes go to foreclosure (according to the recent news reports), we’ll be faced with this scenario
more than in the recent past.

Buying homes in Maryland and Virginia with a limit on repair costs

In Maryland and Northern Virginia, we have a rather old housing stock in many of our neighborhoods.  Communities with homes that are 50-60 years old are common in very popular areas.  Some of the homes have been ungraded over the years, some have not.  Many of the homes are in pristine condition, but some have been neglected and go on the market in bad condition, particular investor owned properties. 

So, our buyers are looking for the location or the school system and like the layout or lot or something about the house and write an offer.  In about 80% of the cases, we come to a price agreement and go to home inspection and things go well. 

However, about 5% of the time, we get a counter back with a limit on the cost of repairs that the seller will do and it’s usually a very low number, $500-750-1000.  These are not inexpensive homes.  It’s rare to have a contract under$350K on a detached home here.  This, mind you, before the home inspection.  That MUST be countered out.  Leaving a home buyer staked out with a limit on repair costs could mean that they could be buying a home with serious repair needs, which, IMO, should have been made before the seller put the property on the market.  All the seller is doing is trying to pass repairs on to the next owner before the buyer even knows what the repairs are. 

I know that this is a popular practice in some areas of the country because I read about it
regularly:  Price $220,000, closing $1,000, repair limit $1000, etc.  I’ve often wondered if
the buyers knew what they were risking and this is all about risk. 

Homefinders.com agents advises our buyers to have the home inspection FIRST in order to discover the defects and THEN determine the approximate cost of repairs.
