Prices are coming down for new homes in Loudoun County, VA

Filed under: Real Estate Talk — info @ 3:58 pm

One of the services that Homefinders.com performs for our Loudoun County home buyers is checking on the water supply for homes on lots with well water.

Loudoun County will issue a building permit for a lot with a well producing ONE GALLON, that is 1 Gallon per minute.

Depending on the depth of the well, that MAY be sufficient  It may NOT.

We sold a new home this week with a report of water flowing at 50 Gallons Per Minute.

Our cup runneth over.  50 Gallons Per Minute is extraordinary.

This is one very happy BUYER’S AGENT.

Lenn Harley, Broker, Homefinders.com.  Call me if YOU would like to tour new homes in Loudoun County.  These homes qualify for the Homefinders.com One Percent Rebate.

HOMEFINDERS.COM WILL HELP YOU STAY ON TOP OF THE REAL ESTATE MARKET IN MARYLAND AND NORTHERN VIRGINIA

Filed under: Real Estate Talk — info @ 9:36 am

PRICES ARE CHANGING.  Finally, prices for many areas are coming down.  We are and have been in a buyers market for about a year.  Home sellers are just beginning to realize that home buyers are NOT going to pay the prices for homes that are priced for 4.5% interest rate traffic.  Now that interest rates are up to 6%, buyers have lowered their price ranges and homes for sale at 2004 prices are sitting.

Of course, the best home on the block, meaning priced right, top condition, listed in the MLS, accessible will ALWAYS SELL.  This is why, when a Homefinders.com buyer client find a good home, we hope that they will pursue it vigorously because if the house meets our buyer’s needs, it is likely to meet other buyers’ needs too and could sell while folks are “thinking about it”.

Find a good hard working agent, that would be a Homefinders.com agent, tour homes, find the best home for your money and GO FOR IT.

What makes a house a home?

Filed under: Real Estate Talk — info @ 5:01 am
WHAT MAKES A HOUSE A HOME?
What is a home?  Is a home a structure with rooms, windows, grounds, plumbing, electricity and appliances?
Is a home that building on the corner lot that is walking distance to the park, a 10 minute drive to the super market?
Is a home that property that secures the deed of trust that guarantees payment to a mortgage company, or the lease that gives the right to use?
Is a home that piece of paper that describes the legal description of a piece of real property on which someone has constructed a house?
All of the above are houses, not homes.
A home is Mom in the kitchen preparing dinner for family or friends with the good dinner ware and cloth napkins on the table.
A home is the Rhododendron planted last November now giving us spectacular color and warmth for the neighbors to enjoy as they drive by.
A home is the inspiration for the hard work to provide the place for the folks who live here to eat, sleep, play, rock the baby to sleep..
A home is where folks rest, contemplate and plan for the future of their lives, in their homes.

A HOME IS WHERE THE HEART IS
