HOT - FORECLOSURES IN MARYLAND AND NORTHERN VIRGINIA
As more homes are foreclosed and offered for sale by banks and mortgage companies, opportunities for a good buy are there for our home buyers. While not all foreclosed homes offer deep discounts from other homes in the same neighborhood, many do. Some foreclosed homes for sale will need cosmetic upgrading after closing, but many are in "move in" condition and offer value comparable to other homes in the same communities.
Foreclosures are a good way for a FIRST TIME HOME BUYER to enjoy home ownership in a low price range and gain equity through simple repairs and a bit of paint, etc. Homes that need significant repairs are better for experienced investment buyers with cash to manage repairs and upgrades or remodel expenses.

HOT - NEW HOMES IN NORTHERN VIRGINIA
Builders in Fairfax, Loudoun, Prince William, Stafford, Spotsylvania and King George Counties, Virginia have reduced prices dramatically in the past year and you can benefit.
We fully expect new home prices to begin to increase in 2009. We may be wrong. What we do know is that our new home buyers have purchased homes at about 10-20% less than prices were in 2006-2007. Builders are offering generous incentives to buy NOW while they have so many lots on which to build and personnel that they need to keep busy in these slow times. WHAT'S GETTING HOT - SHORT SALES
There are bargains to be had in for our home buyers who have the patience to deal with the banks and mortgage companies that hold the liens on homes. Banks and mortgage companies do not have established procedures or guidelines to process SHORT SALES. Yet, a home owners who attempts to sell their home by way of a Short Sale, must have a contingency for THIRD PARTY APPROVAL, the third party being the bank that must agree to the contract compromising their security interest in the seller's real estate. When attempting to buy a SHORT SALE, a home buyer must be working with an experienced Buyer's Agent. Also, banks are under pressure from Fannie Mae to expedite Short Sale transactions.
