YES. One of the primary factors in recommending a list price or valuation is condition, upgrades, other features that may or may not be reflected in the tax record or your description.
HOW DO AGENTS PREPARE A CMA?
Experincd real estate agents will have access to information about properties in the area that have SOLD within the past 4-6 months. These SOLD prices are used to arrive at a "suggested" list price for your home.
Property facts used to arrive at a suggested price are:
HOUSE SIZE: How does your home compare in size to properties recently SOLD?
AGE: While 5-10 years is not usually a major factor in pricing properties for sale, a home that was constructed 100 years ago or more will have different pricing values.
ASSESSED VALUES: Rarely considered in determing present market value because assessments are done for taxation purposes and may not be current.
INTERNAL FEATURES: The number of rooms, bedrooms in particular are important factors in determining suggested market value.
WHAT ABOUT THE HOME DOWN THE BLOCK SOLD 2 YEARS AGO? Neither appraisers or any experienced real estate agent will use aged SOLD information. Pricing trends make properties sold more than 4-6 months ago irrelevant.
* Is the kitchen updated or are the appliances all 30 years old?
* Does the home have features that add value such as a fireplace, whirlpool bath, wood flooring, etc.?
* Does the property include additions not available in neighboring properties?
