Many homes offered for sale are overpriced for the real estate market simply because the home owner sellers are "upside down" and owe more than the price for which they can sell on the open market. Sellers who are upside down have the choice of offering their home for sale as a Short Sale or paying the difference in cash at settlement.
UPDATE: SHORT SALES make up a large percentage of homes for sale. Our agents are experienced helping home buyers get through the short home process. Short sale listings often offer good value for patient home buyers. While the price may be lower than market, the case may not close for several months, if at all. Only about 30% of Short Sale listing close.
