HOME SALES IN THE U.S. SOARED 9.4% in February, 2005. 1.226 million units transferred in February, 2005.
The median (equal number higher and lower) price for a home was an all time high at $230,000 up from $210,000.
Sales to inventory ratio showed that demand still outstrips supply.

Supply and Demand.
Most of the US experienced a supply problem driving prices to record highs.
At the same time, interest rates remained low making home prices in the reach of many home buyers. Approximately 6.7 million existing homes were sold in 2004, 9.4% more than in 2003.
Mortgage rates were low enough to permit the 30 years fixed rates to average 5.8%.

2005 is stacking up to be another strong year for real estate sales. With inventories low and interest rates still low, home buyers should be in the market with first time purchases and move-up purchased through 2005.
