A "Short Sale" is a sale whereby the owner/seller of the home is unable to sell the home for enough to pay off his existing mortgage. These properties are priced below market and offer good value for our buyers. However, while the seller/owner may be ready and willing to sell, they may not be able to sell immediately because his lender, who must agree to accept less than the amount owed for the property, must approve the sale. Lenders do not have established guidelines and move slowly. The information below is for the Western Shore of Maryland and included averages for Single Family Homes, Standard Listings only and not included are Short Sales. The counties in this market report are those in the first map below.
Anne Arundel County -The average list price is $684,089 and the average age of homes listed for sale is 34 years old. Annapolis is the State Capitol and many state offices are located in this historic city located on the banks of the Severn River just a short boat ride to the Chesapeake Bay. Popular with sail boat owners,
Calvert County - The average list price is $418,571. The average of homes for sale is 26 years old. Prince Frederick homes and in other towns in Calvert County offer fantastic value for luxury home sites in Dunkirk and Huntingtown and affordable homes in Lusby and Prince Frederick.
Carroll County -The average list price is $439.627. The average age of homes for sale is 37 years old. Westminster offers a variety of well priced homes. Other well priced area for real estate in Carroll County are Sykesville, Eldersburg and Hampstead.
Cecil County -The average list price is $347,702. The average age of homes for sale is 34 years old. Elkton and Northeast offer rural home site and water front homes in prices much lower than other Maryland water oriented areas.
Charles County -The average list price is $402,866. The average age of homes for sale is 25 years old. Waldorf is the most popular residential area in Southern Maryland. Known for well priced communities, Waldorf and La Plata, the county seat, are popular with commuters to D.C. Andrews AFB and Northern Virginia.
Frederick County -The average list price is $477,938. The average age of homes for sale is 41 years old. Frederick, Urbana, Mt. Airy, Middletown and New Market offer very well priced homes compared to the more expensive homes in Montgomery County just to the south.
Harford County -The average list price is $414,731. The average age of homes for sale is 29 years old. Bel Air, north of Baltimore County is popular for price and convenience to Baltimore. Harford County homes are priced well. Homes with acreage priced well below the MD average.
Howard County - The average price of homes listed for sale in Howard County is $700,350. The average age of homes for sale is 24 years old. Columbia homes are very popular in a planned community offering homes in all price ranges including luxury home sites. Other residential areas include Ellicott City and to the west are the rural areas of Dayton and Clarksville.
Montgomery County - The average list price of homes for sale is $1,067,108. The average age of the homes for sale is 36 years old. Homes in Potomac and Bethesda (Metro) are luxury priced and popular because of high ranking Public Schools and convenience to D.C. as well as Northern Virginia. Real estate in Gaithersburg, Germantown and Damascus offer a variety of prices. Rockville, Silver Spring and Olney are popular for a variety of home styles and prices as well as METRO.
Prince George's County - The average list price of homes is $386,416. The average age of the homes for sale is 38 years old. Bowie is the most popular town in the county offering well priced and convenient homes in all prices. Upper Marlboro, to the south, offers large lot home sites and luxury homes as well as well priced communities.
St. Mary's County - The average list price of homes for sale is $396,226. The average age of homes for sale is 25 years old. Lexington Park is home to the Patuxent River Naval Station. Semi-luxury homes are popular in St. Mary's county because of prices compared with areas closer to D.C. St. Mary's County real estate also offers water from communities.
Washington County -The average list price of homes for sale is $299,527. The average age is 59 years old. Hagerstown and Boonsboro real estate was once considered country. No more. It is very popular with home owners who use MARC Train to commute to Rockville and D.C.
