Steps To Buying A Home In Maryland or Northern Virginia. HOW MUCH CAN I BUY??
YOU'VE SEEN HOMES FOR SALE ON THE INTERNET AND WOULD LIKE TO VISIT A FEW.
Great. We want to show homes to you and when you find the home you wish to buy, we'll be there to help. However, many home buyers don't know how much home that they are really qualified to buy.
Let's determine your price range. How much are you qualified to buy? That will depend largely on how much you are qualified to borrow.
STEP 1. Generally, mortgage companies or banks will permit a home buyer to devote up to about 30% of their gross (before any deductions (income taxes, F.I.C.A. etc.) to their monthly house payment. That monthly mortgage payment will include:
Real Estate Taxes (1/12th of the yearly tax bill),
Homeowners or Hazard Insurance,
So, what is 30% of your monthly gross income? THAT is your target monthly mortgage payment. You may wish to devote less than 30% of your monthly gross income to your house payment. Fine. However, you are probably going to be limited to that percentage when you apply for a mortgage loan.
STEP 2. The mortgage company will also consider your monthly debt payments for items such as credit card payments, car payments, etc. You will likely be able to devote about 40% or 45% of your monthly gross income to ALL debt including
your house payment,
credit card payments, etc.

You can select the homes you'd like to tour by searching on the Homefinders-Search web site. ALL homes that are ACTIVE listings are included. You can search by location (town, zip code), price range, bedrooms/baths, lot size and more.
Making an Offer to buy. "Lenn, we love this house." NOW is the time to make an offer. We'll help you understand the value of that home when compared to others that have sold in the area. We'll prepare the Contract of Sale and review the entire process with you.
Home Inspections: Maryland and Northern Virginia have different disclosure requirements. We'll help you understand the importance of the home inspections and we'll be there with you. We do recommend that you have a home inspection. If the house is found to be defective, you do not have to proceed and we'll find another home.
Going to the Settlement Meeting: We'll be there with you to make sure you understand the process.
